What is Rising Damp?
Rising damp occurs when groundwater travels upward through the walls of a building by capillary action โ the same process that allows a paper towel to soak up water from a puddle. Older UK homes, particularly Victorian terraces built before modern damp-proof courses (DPCs) were standard, are especially vulnerable.
Signs You Have Rising Damp
- Tide marks โ horizontal staining on walls, usually within 1 metre of the floor
- Salt deposits (efflorescence) โ white, powdery crystals on the wall surface as water evaporates
- Peeling wallpaper or paint near skirting boards
- Damp, musty smell in ground-floor rooms
- Rotting skirting boards or floor joists near affected walls
Diagnosing the Problem Correctly
Before spending money on treatment, rule out other causes. Condensation, leaking pipes, and penetrating damp are far more common than true rising damp, and they look similar. A professional damp survey using a moisture meter is the most reliable method.
Check your external ground level: if soil or paving has built up above the original DPC line (usually the first mortar course above ground), that may be bridging the DPC and causing damp even in a newer property.
Treatment Options
1. Chemical DPC Injection (Most Common)
A specialist drills holes at 12cm intervals along the base of the wall and injects a silicone-based cream or fluid that cures to form a water-repellent barrier. This is the standard approach for genuine rising damp. Cost typically ranges from ยฃ300โยฃ800 per wall depending on length.
2. Electro-Osmotic Systems
These use a low-voltage electrical current to reverse the capillary action. Effectiveness is debated among damp specialists, but some homeowners report good long-term results. Better suited for walls where injection is impractical.
3. Remedial Replastering
After treating the cause, the damaged plaster must be replaced with a salt-resistant renovation plaster (also called sand and cement render). Standard plaster will fail quickly in a previously damp wall.
DIY vs. Professional
Chemical DPC injection kits are available for DIY, but getting the hole spacing and injection depth right is critical. For a single isolated wall, a confident DIYer can do this. For whole-ground-floor treatment, a professional is worth it, and most offer guarantees of 20โ30 years.
Preventing Recurrence
- Keep external ground levels at least 150mm below the DPC
- Ensure air bricks are clear and unblocked
- Check that render does not bridge the DPC
- Keep gutters and downpipes in good repair โ water pooling at the base of a wall accelerates damp problems
